Living in East Wenatchee, WA: A Buyer's Guide

By Michelle McClausky, Broker, Selling Wenatchee, brokered by AXEN Realty, Wenatchee, WA (WA License #21033268). Updated November 2026.

East Wenatchee sits right across the Columbia River from Wenatchee, on the Douglas County side. It's the valley's second-largest city, with about 14,000 residents at the 2020 Census, and it's where many of my buyers land when they want newer neighborhoods, river and valley views and an easy commute across the bridge.

Rules and boundaries change. Confirm zoning, school assignment, utilities and taxes for a specific address before you write an offer.

The vibe

Suburban and family-friendly, with shopping along Valley Mall Parkway, parks and orchards giving way to newer subdivisions as you climb toward the Badger Mountain foothills. Many homes look west across the river to the Cascades.

Outdoor recreation

The paved Apple Capital Loop Trail runs along the East Wenatchee riverfront and loops across the Columbia to Wenatchee. Badger Mountain and the Douglas County plateau are close by, and Mission Ridge, Leavenworth and Lake Chelan are all day-trip easy.

Housing types

Established single-family neighborhoods near the river, newer construction and subdivisions on the bench and hillsides, townhomes, and rural acreage farther out in unincorporated Douglas County.

Things to know before you buy

  • City or county? Many East Wenatchee mailing addresses are outside city limits. That changes the sales tax, the local REET rate, permitting (City of East Wenatchee or Douglas County) and sometimes sewer and water service.
  • Comparing sides of the river. Taxes, utilities and schools differ from Wenatchee. See my Wenatchee vs East Wenatchee guide.
  • Wells and septic. Outside sewer and water service, homes may rely on a private well and on-site septic system permitted through the Chelan-Douglas Health District. See my wells and septic guide.
  • Wildfire. Hillside and rural properties can sit in the wildland-urban interface. Ask about defensible space and insurance early.
